Where Is The Future Of Real Estate Heading To?

Watch a PowerPoint presentation by Saul Klein, the new CEO of Point2, about where he thinks the future of real estate is heading to.  It is a long presentation and takes a few minutes to load, so be patient.  This is something you *need* to watch.  Everyone needs to watch it.

Are you ready for the future?  Or will you be left in the past like many of the agents that still think the "old fashioned" way of doing things will continue to work in the future and they don't need to adapt to new technology?

The good thing is that if you're reading this blog, then you've already got a head start above some.  Think about all the agents that don't even know what a blog is!  They probably won't last in the real estate business in years to come.

Watch the presentation and then ask yourself.....Am I ready for the future of real estate?  If you're not....then you either need to get movin' and learning, or get out of the way!

Do You Suffer From Wrap Rage?

I'm sure we have all suffered from wrap rage at one point or another in our lives.  If you have kids, then you  have suffered wrap rage indeed.

What is wrap rage?  Wrap rage is you trying to open those items that come sealed in that super thick plastic packaging and you become enraged while trying to open a package that is sealed up like Fort Knox.  You try using your teeth, a steak knife, scissors, a utility knife, a screwdriver, your car keys....anything you can find that is sharp or pointed, you try.  It takes you about 10 minutes just to cut your way around the package so that you can get your item out.  And those $#@&$#@ sharp edges on the plastic that cut your hand every time you finally get it open and reach in to yank your item out....just makes you want to throw it out in the driveway and back over it with the car a few times!  Wrap rage!!

Well someone finally created a tool specifically for these pain in the arse packages!  It's called Open It.  It's the cure for wrap rage. 

The cost is about $11 and you can purchase them online or in stores such as Home Depot, Walgreens and Bed Bath & Beyond.   

Here's a few stories of wrap rage that I'm sure all of you can relate to! 

This neat little tool also comes with the perfect size screwdriver for opening up the battery compartment so you can insert the 12 D size batteries the stinkin' toy needs in order to work!

Now, go buy this handy dandy tool so you and your kids can enjoy your Christmas morning without them screaming because you can't get that stupid package open for the one and only toy they want to play with!

Regatta Pointe Getting Major Addition In 2008

Regatta Pointe will be getting a major addition in 2008.  They will be opening a new waterfront restaurant and new shower/bathroom facilities, laundry facilities, media room, club room and exercise facility will all be added.

The exterior will also be getting a major face-lift.  They will be changing the current "Boston Harbor" theme to a "Grand Floridian" Key West style theme with softer colors and metal roof.

The new 4,000 square foot waterfront restaurant will have 180 degree panoramic views of the Manatee River.  High-end European glass walls will be used that will allow the entire restaurant to either be completely open or closed depending on weather conditions.  When opened up, the walls will nearly disappear allowing beautiful views of the water.  Now, use your imagination here......Can't you just feel the warm Florida breezes blowing through as you enjoy your lunch or dinner?  ;)

The restaurant will seat 150 inside and 60 outside on the water.

More information is to come in the Spring of 2008. 

Sounds like these are going to be some wonderful changes.  I can't wait to see what it looks like when completed.  This is one of my favorite places in Manatee County already to go and if they add another restaurant overlooking the water, this is *fantastic*. 

I think I will go take a bunch of photos of what it looks like now and when it's done I can do a "before and after" post of the changes.  I bet it will drastic!  It'll be good to see the theme changed to a Florida Key West style.  I think it will be much nicer.

Saul Klein named as the CEO for Point2

In light of the recent resignations at Point2, they just made a fantastic announcement today!! 

Starting January 1, 2008 Saul Klein will step into the role of CEO for Point2.  Here is the official press release from Point2. 

Saul is and will still remain the CEO of InternetCrusade/RealTown.  He was also the creator of the e-PRO designation.

Unique ways to advertise

So I'm driving down HWY 301 today in Parrish and I pass a black VW bus on the side of the road with silver fish attached to it.  Now mind you, I am pretty much out in the middle of no where on a two lane road.  There isn't much of anything out in those parts except country.  However, in order to get to any of the main cities, you must travel either north or south on this road.  So even though there is nothing out there really, many people do travel on this road everyday.

As I pass the VW bus, I'm like what the heck?  Why did someone park it on the side of the road?  And why are there fish on it?

Then I remembered I had my camera with me.  So I went and ran my errands and came back the same way so I could stop and take some photos and figure out what it was. 

So I head back towards the interesting bus and pull off on to the side of the road in order to get some photos.  Turns out, it was advertising for someone that does aluminum sculpture & design.  It was parked directly across the street from a house.  Maybe the owner of the VW bus lives there.....pretty clever idea if you ask me!

On one side of the bus, was a sign that said Lost Koz and a phone number.  On the other was the sign below.

Guess this wasn't a "lost koz" after all.  Look what his unique marketing did for him.  A blog post on a real estate network just because I had my camera with me and thought it was interesting enough that I drove back by it to take some photos.....

What kind of strange, odd or off the wall marketing have you done to market yourself?  What was the response?

Braden Castle Park

While out for a drive yesterday, I came across a tiny neat little neighborhood tucked away in North East Braden Castle ParkBradenton.  It's just off of Manatee Ave and 27th St E.  I just happened to glance up and saw a sign that said Historic Neighborhood with an arrow, so I quickly turned down the street and ended up in this neat little community.

It's a 55 and over community that sits where the Braden River meets the Manatee River.  The first thing I noticed were that the streets are only wide enough for one car to pass and these homes are pretty close to each other, so there isn't much yard to worry about for maintenance.  As I drove through the winding streets and up and down a few hills, I knew I was in a historic community.  You could tell just from looking at the homes.  They were all old homes that were built back in the 1920's and 1930's.  Each one different from the next.  Unique in it's own way.

As I continued to drive through the community, every person that I saw walking, driving a golf cart, riding a bike or just sitting outside of their home waved at me.  All of them.  This is small community full of friendly people.  It was so nice to drive through someplace unknown to me and have people smile and wave as I passed them.

Making my way around this unique community, I came across the ruins of the Braden Plantation House, that was long known as Braden Castle.  The Braden Plantation house was built in 1850 by Dr. Joseph Braden, whom Bradenton was named after.  The Castle had 20 inch thick walls, was two stories high and measured about 100 ft on each side.  There were 4 rooms on each floor that were all the same size measuring 20 sq ft each.  The Castle also had 8 fireplaces and 4 chimneys. 

In March of 1856, Indians attacked Braden Castle.

Dr. Braden fell onto some financial hardships in 1857.   The home was foreclosed on by Daniel Ladd, but Ladd did not evict him.  Braden later left Manatee for Texas around 1864.

The Braden Plantation was then purchased by Mary El Pelot and J. Crews Pelot after the civil war for $2,000.  She then gave 320 acres to her father.  For the next 10 years, Braden Castle was center of social life on the Manatee.  When Mary's father died, the Plantation House and land was then deeded back to J. Crews Pelot.  He later sold 34.75 acres that is now known as Braden Castle Park to Schmidlapp and McPherson.

Sometime around 1903 a fire that was reportedly started by vandals destroyed most of the home leaving only the concrete walls stBraden Castle Ruinsanding.  A short time later, the walls collapsed into the ruins that still remain today.  A fence has been placed around the ruins, but they still remain.  It truly is a historic site to see.

In 1924 the Tin Can Tourists (Camping Tourists of America) purchased the 34.74 acres.

By 1930, most of the 197 bungalows had been built.  Many of them have undergone several renovations yet still remain as they were, when they were built.

Originally there was a barbershop, post office, western union office, general store, a filing station, fire station, men's club house, women's club house, pavillion and 13 rental tourists cabins.

Today, this small 55 and over community has boat ramps, shuffleboard courts, a pier, a lagoon with a gazebo in the middle of it and beautiful views of the Manatee River.  Sorry, but they don't allow pets here!

If you're looking to live in a historic community, this may be the place for you.  The bungalows range in size from about 450 sq ft to 1700 sq ft.  Most are on the smaller side though.  They make perfect winter residences or year round living if you don't mind a small home to take care of.

Google Alerts....What should I be searching for?

I am just now finally getting around to using the Google Alerts feature.  But I'm not exactly sure what to type in  there for it to search for.  Of course I typed in my name and a couple other things I have been trying to keep up on in the news, but what else should I be searching for?  I feel like I'm asking a dumb question, but as I sit here starring at the screen to type in search terms, I'm not sure what search terms I should be typing in there!  LOL....

What are you using Google Alerts for?  Are you spying on competition?  Waiting for news about a specific topic?  Looking to see what pops up under your name?  Are you searching under keywords for your area, like maybe Bradenton Real Estate?  What do you use them for?  What types of words are you typing in for it to search for?  Have you found any specific terms related to the real estate business in general that have led you to some great information?  Do you mind sharing those terms with the rest of us?

Some big banks are doing away with appraisals......HUH?!?

I was reading the paper online this morning, like I do everyday and came across an article where the writer spoke to an appraiser and was asking questions about what they do.  One of the questions caught my eye right away....

Q: You mentioned that some big banks are doing away with appraisals. How do you think the role of appraisers will evolve in coming years?

A:
A direct federally regulated lender has a lot of leeway if a loan is under $250,000. The bank can decide not to get an appraisal if it wants. A couple of years ago one of the largest banks in the country had a meeting with its local approved appraisers. The bank said it had made a business decision to forgo appraisals in about 50 percent of its loans.

Depending on other factors such as creditworthiness, tax assessments and even an AVM (automated valuation model -- "computer" appraisal like those on Zillow), it could bypass the appraiser. The reason the bank gave for this decision was it wanted to lower borrower's closing costs to compete better with other lenders. When asked about increased losses due to not having an appraisal, the answer was that the bank had priced these additional losses into the loan.

I believe that appraisers will still have an important function in helping lenders make proper loan decision in the years to come. In addition, we will still be needed for many other reasons, including the settlement of estates, the transfer of assets into a trust, division of assets for a dissolution of a marriage, relocation appraisals, estimating market value for possible sale, etc., etc.

Ok, am I the only one that thinks the banks are *STUPID* for using comps off Zillow instead of sending a real person out there to look at the home?  How does Zillow or any other AVM know what upgrades these homes have to offer?  Usually they don't.  They only way to get an accurate idea of what the home has to offer, is to actually go look at it.  A lot of the information on Zillow is not even correct, and they want to base comps off of incorrect information?   Good grief!!

So then the buyer is paying for a "possible loss" throughout the entire loan instead of just paying the roughly $350 for an appraisal upfront?  Is the buyer made aware of this?  Is the buyer even given an option?

Anyone know what "large bank" this is that is doing away with their appraisals?  I have never heard of such a thing until now!

What are your thoughts on banks doing away with appraisals?
